The application sought amendments to a prior approval for converting barns at Ballavale Farm into a dwelling (ref 02/01228B). Changes included a revised vehicular entrance, a staff cottage, and raising a section of the roof by 1m to address the existing low height. Condition 1
The development hereby permitted shall commence before the expiration of four years from the date of this notice.
Condition 2
This approval relates to the plans and information submitted as part of this application, date stamped 29th March 2004 and 6th July 2004.
Condition 3
The exterior stonework must be of a traditional nature. NOTE: Split stone on a backing render is not acceptable as an external finish.
Condition 4
The roof(s) must be finished in dark natural slate.
Condition 5
All plumbing stacks must be constructed internally.
Condition 6
All existing stonework must be retained as such and must not be rendered, painted or similarly treated.
Condition 7
The staff accommodation hereby approved may be occupied in association with the main dwelling only and not as a separate and independent unit of residential accommodation.
Condition 8
Notwithstanding the provisions of the Town and Country Planning (Permitted Development) Order 1983 (or any Order revoking or re-enacting that Order) no greenhouses, walls, gates, fences, garden sheds, garages, or tanks for the storage of oil for domestic heating shall be erected (other than those expressly authorised by this approval.)
Condition 9
For the avoidance of doubt, prior to the commencement of the development on site, a plan must be submitted indicating clearly the extent of the residential curtilage of the proposed dwelling. NOTE PRIOR to the commencement of any works the applicant is advised to consult the Chief Fire Officer to ensure that adequate fire precautions are taken. NOTE The applicant is advised that approval is unlikely to be forthcoming in the future for the rebuilding of all or part of the building if it is subsequently found to be structurally incapable of renovation.
