Officer's Report

1. The site is part of the Lower Pulrose housing estate.

1. Proposed in a full application, is redevelopment to provide 35 houses (semi-detached and terraced), 5 detached buildings each containing 2 flats, and 6 shops with flats above; these would be arranged around a new highway layout.

1. This is the 4th phase of seven which form an overall master plan which incorporates play space, open space, neighbourhood shopping etc.

Recommendations

I have asked G. Atkin at the Douglas Corporation to revise the layout such as to accommodate Mike Radcliffe's suggestion (see e-mail).

C 1.

The development hereby permitted shall commence before the expiration of four years from the date of this notice.

The Chief Fire Officer recommends the installation of mains wired interconnected domestic smoke detection.

All services must be laid underground, and all soil-stacks constructed internally.

The applicant/developer is recommended to consult with the Housing Inspectorate with regard to compliance with the Housing (Flats) Regulations.
