In pursuance of powers granted under the above Acts and Order the Department of Local Government and the Environment does hereby APPROVE the application made by you on behalf of: Mr D Potts
Proposal: Amendments and repositioning of one of the dwellings approved under 02/00451B at: Upper Ballaclucas Top Road Crosby Douglas IM4 4HN
Which was considered on 2 July 2004, subject to compliance with the conditions specified on the attached schedule.

Note 1: This permission refers only to that required under the Town and Country Planning Acts and does not include any consent or approval under any other enactment, bylaw, order or regulation.
Note 2: No works may be commenced until such time as -
- the time for requesting a review of the initial decision has expired; or
- any review of the initial decision has been completed; or
- the time for requesting an appeal in relation to the decision has expired; or
- any appeal has been completed.

- The development hereby permitted shall commence before the expiration of four years from the date of this notice.
- This approval relates to drawing numbers 208/06 Rev B and 208/07 Rev B.
- The existing dwelling must be demolished and removed from the site in its entirety and any waste material transferred to a licensed tip within 2 months of the date that the new dwelling is available for occupation.
- The building may only be used as a private residence.
- The roof(s) must be finished in natural slate or a high quality imitation slate which must be approved by the Planning Authority PRIOR to the commencement of works.
- The windows on the front and side elevations including the garage must be vertical sliding sash. This opening method must be retained in perpetuity unless planning permission is granted for an alternative opening method.
- All glazing bars must be fitted externally on installation.
- Landscaping must be carried out in accordance with drawing number 208/08 as previously approved under PA 02/451.
- All planting, seeding or turfing comprised in the approved details of landscaping must be carried out in the first planting and seeding seasons following the completion of the development or the occupation of the dwellings, whichever is the sooner. Any trees or plants which within a period of five years from the completion of the development die, are removed, or become seriously damaged or diseased must be replaced in the next planting season with others of a similar size and species.
- Prior to the commencement of works on the proposed new dwelling, the access arrangements must be altered in accordance with the approved plans.
This decision was made by the Director of Planning in accordance with powers delegated to him under Paragraph 2 (6) (b) of the Isle of Man Planning Scheme (Development Plan) Order 1982.
