Planning Report ### Pa 04/058 #### Site visit? ##### The Site Land between Rheast Lane and The Links, Peel. ##### The Proposal Erection of dwelling between Plot 3 and Plot 4 approved under PA 03/1233. ##### The Planning History - PA 03/1233 – Erection of four dwellings with garages on land between Rheast Lane and The Links – Approved - PA 01/1555 – Approval in Principle for residential development land off The Links, Peel (5 plots were applied for but only four were approved). ##### Views/Comments - Highways – standard conditions only - Peel – No objections - Water – User notes only - Fire Authority – Objects – Mains wired smoke dectectors ##### Assessment At the time of the consideration of PA 01/1555, the site plan submitted did not persuade the Committee that a fifth dwelling could fit comfortably on the site because of the tree coverage. PA 03/1233 secured permission for 4 dwellings but it is now proposed to add a further dwelling onto the site in the location initially proposed under PA 01/1555. The plot is smaller than the other 4 plots but the house type is the same as that approved on Plot 2. Whereas the distance between the house on plot 2 and the side boundaries ranges from between 6.5m and 10.5 metres, the proposed house on plot 4 is only between 2 and 3 metres from the side boundaries. The siting of the dwelling however does not appear to affect any existing trees in terms of impact on the canopy spreads. The dwelling will not have the same level of amenity space as the other properties but it is not sufficiently over developed or cramped to warrant a refusal. ## Recommendation Approve subject to landscaping conditions Diane Robinson {{table:510097}}
