Condition 1
The development hereby permitted shall commence before the expiration of four years from the date of this notice.
Condition 2
This approval relates to drawing numbers WL/853/3; WL/04/887/1; WL/04/887/2; and WL/04/887/3.
Condition 3
Prior to the commencement of building works, details of the roof tiles and face brickwork must be approved by the Planning Authority.

No trees may be removed from the development site other than those indicated on drawing number WL/04/887/1.
Condition 5
All trees must be protected by fencing prior to any building or engineering operations commencing on site and throughout the site's development in accordance with recommendations set out by the Department of Agriculture, Fisheries and Forestry.

Details of any new planting i.e. species, must be submitted to and approved by the Planning Committee prior to the commencement of works. Native species must be included.
Condition 7
All planting, seeding or turfing comprised in the approved details of landscaping must be carried out in the first planting and seeding seasons following the completion of the development or the occupation of the dwellings, whichever is the sooner. Any trees or plants which within a period of five years from the completion of the development die, are removed, or become seriously damaged or diseased must be replaced in the next planting season with others of a similar size and species.

Details of the fencing between the plots must be submitted to and approved by the Planning Committee prior to the commencement of works including height and detailing. No approval is hereby granted for the fencing to be a height of 2.4 m up to the highway.
Condition 9
No dwelling on the site shall be occupied until the estate road has been constructed to at least base course level and adequately lit from the junction with the adopted highway up to the access to the dwelling to the satisfaction of the Planning Authority after consultation with the Highway Authority.

No dwelling on the site shall be occupied until the parking facilities and vehicular access(es) have/has been completed to the satisfaction of the Planning Authority after consultation with the Highway Authority before being brought into use, and such facilities shall thereafter be so retained.
