The proposal sought approval in principle for erecting three dwellings on fields 432533, 432534 and 432535 (County Series 2533, 2534 and 2535), between Fir Lea and The Phildraw Road in Ballasalla, Malew parish. Approval was granted by the Planning Committee under the Isle of Man Planning Scheme (Development Plan) Order 1982, with the decision dated 11 February 2004. Approval was later extended for 24 months per delegated minute 4.1 on 23 January 2006. Three conditions were attached.
The application was approved by the Department of Local Government and the Environment. The decision was made by the Planning Committee.
Condition 1
This approval is in principle only and will remain valid for a period of two years within which time no development may take place until such time as details of the reserved matters (siting, design, external appearance, internal layout, means of access, landscaping) have been approved by the Planning Authority. Such reserved matters should form the subject of a single application.
Condition 2
This approval relates to the plans and information submitted as part of this application and date stamped 9th December 2003.
Condition 3
The proposed development must be connected to the public foul sewer. The Drainage Division of the Department of Transport will require to be assured that satisfactory foul and surface water disposal from this development can be achieved therefore full details of the proposed foul and surface water drainage (including the proposed connections to the public sewer) must be submitted as part of any subsequent detailed planning applications. (NOTE: Communication Fees will be payable to the Department of Transport in respect of any drainage connection.) There must be NO discharge of surface water (directly or indirectly) from this proposed development to any foul drainage system(s) so as to comply with the requirements of the Department of Transport Drainage Division.
