Proposal: Conversion and extension of barn to a single dwelling and conversion and extension of outbuilding to ancillary elderly person and staff accommodation at: Glaike Barn Glen Road Ballaugh Ramsey which was considered on 5 December 2003, subject to compliance with the conditions specified on the attached schedule.

Note 1: This permission refers only to that required under the Town and Country Planning Acts and does not include any consent or approval under any other enactment, bylaw, order or regulation.
Note 2: No works may be commenced until such time as -
- the time for requesting a review of the initial decision has expired; or
- any review of the initial decision has been completed; or
- the time for requesting an appeal in relation to the decision has expired; or
- any appeal has been completed.

- The development hereby permitted shall commence before the expiration of four years from the date of this notice.

- This approval relates to (a) the conversion and extension of the main barn to form a single residential dwelling and (b) the conversion and extension of the adjacent outbuilding to form additional living accommodation to be used ancillary to the enjoyment of the main dwelling. The latter must not be used as a separate residential unit.
This approval does not allow for the demolition and rebuilding of any part of the existing buildings.
- All existing stonework must be retained as such and must not be rendered, painted or similarly treated.
- The roof(s) must be finished in dark natural slate.
- All new windows and doors must be timber framed.
- Prior to the commencement of works additional details must be submitted to demonstrate (a) how the glazing features on the gable elevations are to be tied into the roof structure and (b) the detailing of the sections of the proposed glazing bars.
- All roof lights must be heritage style.
- Notwithstanding the provisions of the Town and Country Planning (Permitted Development) Order 1983 (or any Order revoking or re-enacting that Order) no greenhouses, fences or garages shall be erected (other than those expressly authorised by this approval.)
This decision was made by the Planning Committee constituted in accordance with Paragraph 2 of Schedule 1 of the Isle of Man Planning Scheme (Development Plan) Order 1982.
