Location of Huts The proposed moveable huts would be sited in front of the wall just beyond the Cosy Nook Café and Harbour Light.
The proposal is for 12 beach huts, sited together equally distanced to afford a degree of privacy between each hut. The overall proposed area for the huts is 60m wide by 7m deep from the sea wall. The image below shows the location and sea wall.
Proposed Huts The proposed huts are within the domestic permitted development size guidelines with a hut floor area of 11.55m2 and a total floor area including the small, decked area of 14.575m2. The width of the from elevation is 2.75m with a depth of 4.2m or 5.3m including the small, decked area as shown on the drawings in Appendix A.
The huts are intended to offer a ‘beach experience’ rather than just a hut to change in, so the inside space sizing has been optimised to be able to add some furniture and allow the huts to be designed with varying themes inside.
Style The enclosed images in Appendix B show the intended style of the huts. The main features that are included are the pointed roof type of design, small outside decked area onto the beach sand, and the traditional colours. However, as these Beach Huts are located on the Isle of Man which can experience most weathers in a single day, to offer use on rainy or chilly days, the inclusion of toughened double-glazed doors allows users to view the beach & sea whilst sitting comfortably in inside. The use of the Beach Huts on any weather days is a desire which has been included in the proposed style and design.
Construction Each of the beach huts will be from material sourced and constructed on Island using local suppliers and tradesmen. The basic construction will be as follows:

Décor The huts will be in differing styles with six to be in pastels, in keeping with more traditional British seaside beach hut colours, and six being in brighter Caribbean style hut colours. You can see the colour palette via the examples shown in Appendix B.
Season Length The Beach Huts will be in situ from the start of daylight-saving time until the end of daylight-saving time. So, for 2021 as an example, the huts would be in situ from 28th March to 31st October. The huts may be erected later the start of daylight-saving time and removed sooner that the end of daylightsaving time.
Hours of Operation When in place, the Beach Huts will be available for use from 8am to 10pm (latest) daily. The hire of the Beach Huts will typically be for daylight use so 10pm covers the latest sunset times over the summer months. Overnight stays are not permitted.
Intended Use & Community Reach The nominated operator is intending to offer the Beach Huts for daily rentals but depending upon demand, may also explore weekly, monthly, or seasonal lets. It is the intention that there will be concessions for weekdays out of peak season.
The operator is also keen to include more community minded use at times throughout the seasonal operation to include sessions such as morning yoga before the huts are rented, open water swimming and dipping clubs before the huts are open, kids birthday parties, special events, cinema nights (subject to relevant licensing requirements) and corporate events.

Two local charities have been identified which the operator would like to support as part of the operation. It is intended that a hut will be made available for Isle Listen to use to allow members of the community to come and be able to chat to someone at the beach. The second charity the operator wishes to support is Hospice Isle of Man by offering a beach hut for cancer patients currently having treatment to use free of charge out of season, or for a month a year, with some of the proceeds for the season being donated to Hospice Isle of Man.
Deck chair hire for the traditional beach experience will also be offered from the beach huts to the wider public.
Management Staff will be on site during business hours, working from the one of the huts and when this was not possible the operator would be available 24/7 by telephone during operational period.
Litter will be managed at the site with a contract with the local authority. The operator is intending on collaborating with partners such Beach Buddies to assist with beach cleans.
Security A standalone CCTV camera will cover the site during the evenings in line with the relevant guidance and requirements of GDPR. Adequate signage will be in place advising that the beach huts are private property, and that CCTV is in operation. All huts will have secure locking doors.
Removal of huts at end of season The moveable huts are designed and constructed to be a temporary installation which can be easily dismantled and removed for storage over the winter period. Some of the huts would be offered for sale at the end of the season to allow people to have the opportunity to purchase piece of ‘Port Erin Beach’ for their own garden. All other huts will be placed into secure storage away from the site.
When removed from storage ahead of the following season, all huts will be repainted where necessary, or in the case where huts have been sold, be replaced with completely new huts each season. The décor and standard of the huts are of paramount importance to the operator as they will be pursuing a high standard, focussing on an “Instagrammable” offering, which also becomes a great advert for the Visit Port Erin initiative.
Fixing of huts to the ground As the moveable huts will be located on sand, they will be sat on railway sleepers and joists, with the joists staked into sand. There will be the added security of attaching the huts to the wall to the rear.
Each hut will weigh at least five times that of the average sized shed. Once the huts are removed from the site at the end of the season, there will be no evidence of them being sited at the location.
Past History of huts in Port Erin Beach Bathing huts on Port Erin beach have been a large part of Port Erin’s history. It is the belief that the reintroduction of huts will be an asset to the community of Port Erin and the Island, bringing colour and brightness to the beach. There are many images of Port Erin beach with the huts, but the below image from the iMuseum shows huts in the proposed location adjacent to the harbour light.
