In pursuance of powers granted under the above Acts and Order the Department of Local Government and the Environment does hereby APPROVE the application made by you
Proposal: Change of use of agricultural land and barn for paintball games and indoor laser games at: Ballakaighen Farm Whitebridge Road Onchan IM4 6AD which was considered on 21 November 2003, subject to compliance with the conditions specified on the attached schedule.

Note 1: This permission refers only to that required under the Town and Country Planning Acts and does not include any consent or approval under any other enactment, bylaw, order or regulation.
Note 2: No works may be commenced until such time as -
- the time for requesting a review of the initial decision has expired; or
- any review of the initial decision has been completed; or
- the time for requesting an appeal in relation to the decision has expired; or
- any appeal has been completed.
Note 3: Rights of the review of the decision are attached.

- This approval relates to the use of the agricultural fields identified in red on the plan received on 10th July 2003 for paintball games and the use of the building identified in this drawing and in the site plan also received on 10th July 2003 for laserquest type games.
- The use must be taken up within four years of the date of this notice in order for this approval to remain valid after that time.
- Prior to the commencement of the use as approved, the access must be altered in accordance with the proposals approved under PA00/1761 and with the lowering of the roadside hedges such that visibility splays are available on the basis of 2.4 m $\times 215 \mathrm{~m}$ in each direction as shown in drawing reference $032 / 02$ received on 28 th October 2003.
NOTE No work may be undertaken nor the uses permitted in such a manner as to adversely affect the river or bank side vegetation.
NOTE The Planning Committee understands that the building is redundant for agricultural purposes. As such it would not expect any further applications for further agricultural buildings to replace that lost to the new uses.
This decision was made by the Planning Committee constituted in accordance with Paragraph 2 of Schedule 1 of the Isle of Man Planning Scheme (Development Plan) Order 1982.
