The application site comprises of a plot formed from the sub-division of the garden of an existing property, known as "Hebron". The sub-division allows for the creation of a suitable sized building plot and the retention of a suitable sized garden for the existing dwelling. The plot is accessed by the continuation of an existing, unadapted access road. The design of the dwelling is acceptable within the location.
