Plot Adjacent To Hebron Grove Mount Ramsey Isle Of Man
The application sought permission to erect a new dwelling on a plot adjacent to Hebron Grove Mount in Ramsey. The site is accessed via the continuation of an existing unadapted access road. An earlier approval in principle for a dwelling on this plot had already been granted under reference 01/1803, establishing the acceptability of residential development at this location. The Planning Committee granted permission in October 2003, subject to five conditions.
The proposal was considered acceptable because approval in principle for a dwelling on the plot had already been established, the design was judged appropriate for the location, and the access road concern raised by the Department of Transport was not found to be a reason to refuse permission. The Planning Committee, acting as the determining body, agreed with the officer's recommendation to approve.
Condition 1
The development hereby permitted shall commence before the expiration of four years from the date of this notice.
Condition 2
This approval relates to the erection of a dwelling as shown on the site plan, location plan, elevations, ground floor plan, first floor plan and sections plan date stamped 15th July 2003.
Condition 3
There must be no discharge of surface water to the main foul sewer.
Condition 4
The proposed development must be connected to the main foul sewer.
Condition 5
No development may commence until details of the surfacing of the access road have been submitted to and approved by the Planning Authority.
