The garden is overgrown, and there are trees around the edge, extending their canopies well into the space. The track from Tromede Road is gravel, overgrown, and little-used. The egress on to the highway has very limited visibility. 2. Mains drainage can be continued. 3. Other houses would not be, or need not be adversely affected. 4. I judge that the access track and its junction with Tromede Road are poor enough to warrant refusal, and that there is likely to be loss of trees. Signed (eventually, I not immediately).
