In pursuance of powers granted under the above Acts and Order the Department of Local Government and the Environment does hereby APPROVE the application made by you on behalf of: Mannex Estates
Proposal: Erection of dwelling and garage at: $\quad 63$ Cronk Drean Douglas which was considered on 19 June 2003, subject to the compliance with the conditions or modifications specified on the attached schedule.

Secretary Planning Committee Note 1: This permission refers only to that required under the Town and Country Planning Acts and does not include any consent or approval under any other enactment, bylaw, order or regulation.
Note 2: No works may be commenced until such time as -
- the time for requesting a review of the initial decision has expired; or
- any review of the initial decision has been completed; or
- the time for requesting an appeal in relation to the decision has expired; or
- any appeal has been completed.

- The development hereby permitted shall commence before the expiration of four years from the date of this notice.
- All services must be laid underground and all soil-stacks must be constructed internally.
- The existing trees on the site must be retained and must be protected by the erection of a stout timber fence prior to the commencement of any other works; no building activity or storage may take place beyond the fence.
- This approval relates to drawings numbered SC 743/P/10-01 and -02, and date stamped 15th April 2003.
NOTE The Department of Transport advises that the sight splays and vehicle footway crossing must be constructed in compliance with Manx Roads 2.
NOTE The Chief Fire Officer recommends the installation of mains wired interconnected domestic smoke detection.
This decision was made by the Planning Committee constituted in accordance with Paragraph 2 of Schedule 1 of the Isle of Man Planning Scheme (Development Plan) Order 1982.
