Permission was granted for the erection of a dwelling and garage at 63 Cronk Drean, Douglas. The site was an unbuilt plot within an established residential estate, with trees at the rear presenting a design constraint. The Planning Committee found the proposed dwelling to be well-tailored to the specific constraints of the plot. The building was positioned to avoid significant intrusion under the trees, and its windows were arranged to limit overlooking of neighbouring properties. The upper floor was contained within the roof space, keeping the overall form modest and in keeping with nearby homes. The application was approved with four conditions attached to the permission.
The Planning Committee approved the application on 25 June 2003. Condition 1
The development hereby permitted shall commence before the expiration of four years from the date of this notice.
Condition 2
All services must be laid underground and all soil-stacks must be constructed internally.
Condition 3
The existing trees on the site must be retained and must be protected by the erection of a stout timber fence prior to the commencement of any other works; no building activity or storage may take place beyond the fence.
Condition 4
This approval relates to drawings numbered SC 743/P/10-01 and -02, and date stamped 15th April 2003.
