This application sought permission to remove a chimney stack at 43 Briarfield Avenue, Onchan, a detached bungalow at the eastern end of the Briarfield Avenue cul-de-sac within an urban housing estate. The application was decided on 18 January 2021 and was permitted. The main planning consideration was whether the removal would harm the visual amenities of the street scene. The officer's report noted that the stack is relatively small and positioned to the rear of the property. Although it can be seen from Briarfield Avenue, the visibility is minimal given the property's location within the cul-de-sac. On that basis, the proposal was considered acceptable and permission was granted under delegated authority.
The application was permitted on a delegated basis. The key planning concern was the potential impact on the appearance of the street scene, but the chimney stack was found to be relatively small, located to the rear of the property, and only minimally visible from the public road due to the property's position at the end of the cul-de-sac.
Extensions and alterations to existing residential property will general not be opposed where such proposals are appropriate in terms of scale, massing, design, appearance and impact on adjacent property.
