The application sought permission to erect an extension to the rear of Rhianfa, a dwelling within the residential curtilage on the eastern side of the A15, south of Ballajora Crossroads. The proposed extension measures 3 metres wide by 7 metres deep. The site sits within an area zoned as High Landscape or Coastal Value and Scenic Significance under the Isle of Man Development Plan, making landscape impact a key consideration. The officer assessed the extension as modest relative to the size of the existing dwelling, and noted it would be entirely screened from nearby public highways due to its position on the rear elevation. Its design and finish were considered in keeping with the existing house. Privacy impacts on the neighbouring property, Ballafayle Cottage, were judged negligible given the significant boundary landscaping between the two properties.
The extension was approved because it would not harm the character or quality of the surrounding landscape, would be hidden from public view, and would not cause overlooking or loss of privacy to neighbouring properties. The design was considered compatible with the existing dwelling.

Due to the zoning of the site, and the nature of the proposed development, the following Planning Policy is relevant
Condition 1
The development hereby permitted shall commence before the expiration of four years from the date of this notice.
Condition 2
This approval relates to the erection of an extension to dwelling house (excludes driveway alterations) as proposed in the submitted documents and drawings Plan A and R1 all received on 10th August 2009.
