Farm Workshop Planning Statement

Knockaloe Beg Farm

This application is for a new single storey workshop which will be used to assist with farm maintenance.

The new building will sit in one corner of the farms' walled garden. The following features will apply:

Floor level will be placed at or just above existing ground level
The walled garden slopes gently downwards from west to east
The building will be constructed from 100mm concrete blocks
The roof will sit on 100 x 100 wall plates and will be covered in slate
Slates will be fixed to 50 x 25 treated battens, with Tyvec waterproof membrane under
The roof will be insulated internally with 75mm of Kingspan
The east and south elevations will be clad in 200 stone cladding
The west and north elevations will be finished in cement rendering
A single Sycamore tree's canopy spreads over the roof. The lowest branches of this tree are considerably higher than the workshop roof
Rainwater drainage will be to a 1m³ soakaway via gutters and downpipes
Electrical supply will come via an existing underground cable from the main Farmhouse
New trees will be planted in front of the building
