Planning Refusal Notice
Town and Country Planning Act 1999
Town and Country (Development Procedure) Order 2005
Mrs Pamela Bellhouse Bluebell Cottage Patrick Road St Johns Isle of Man IM4 3BR
In pursuance of powers granted under the above Act and Order the PLANNING COMMITTEE of the Department of Local Government and the Environment does hereby REFUSE the following application made on behalf of:
Name: Mrs Pamela Bellhouse Proposal: Alterations and installation of window to north elevation to detached garage at: Bluebell Cottage Patrick Road St Johns Isle of Man IM4 3BR
which was considered on 30th April 2009, for the reasons set out below.
Date of Issue: 1st May 2009 Murray House Mount Havelock Douglas Signature: [Handwritten signature] Deputy Secretary to the Planning Committee
Reason(S) For Refusal:
- Whilst there is an extant planning approval for the erection of a garage on the site, this was proposed to have a maximum height of 4.3 metres. The garage as built, by virtue of its height of 5.65 metres and its design has a prominent appearance, not dissimilar to a small residential dwelling to the detriment of an area that is zoned as Open Space by the St Johns Local Plan (Planning Circular 6/99).
