Condition 1
1. The development hereby permitted shall commence before the expiration of four years from the date of this notice.

2. This approval relates to the creation of wetlands, bogland, a meadow orchard, glen and lakes as shown in the following drawings: P011 P012 P015 P902 P903 P904 P905 X001 X005 X901 X902 Transport Planning Statement and Hydrology Planning Statement all received on 15th July, 2013 and P111B received on 5th December, 2013.

3. No development may commence until such times as there has been submitted to and approved by the Planning Authority a development method statement which provides details of the phasing of the works, the location of construction vehicle parking and material storage, times and days of operation and any necessary mitigation - acoustic or screen fencing for example. The statement must also provide details of the length of time which operations will take to complete from the start and the timing of the creation and restoration of the construction access. The works must thereafter be undertaken in accordance with this statement.

4. The undertaking of the development must make provision for a watching brief of works in the event that there are archaeologically interesting features within the site, these can be inspected and recorded by Manx National Heritage as appropriate. Measures must be put into place during construction works for the protection of the old mill and sluice and details of these approved by the Planning Authority prior to the commencement of works hereby approved.
Condition 5
5. No approval is hereby granted to the importation or exportation of any material in connection with the undertaking of the approved works, unless otherwise authorised by the Planning Authority.
Condition 6
6. Prior to any public use or access to the site, there must be submitted to and approved by the Planning Authority a statement of public usage for the site outlining times and frequency of usage and arrangements for transportation and parking and the site may only be used by the public thereafter in accordance with this statement.
