Croit E Kiyt, Crossag Road, Ballasalla, Isle Of Man, IM9 3ef
The application sought permission to install a solar panel on the roof of Croit-Ny-Kiyt, a traditional cottage on Crossag Road, Ballasalla. The property sits within the Silverdale Conservation Area and an area designated for High Landscape Value and Scenic Significance. The solar panel was to be placed on the rear elevation, which faces the Silverburn River; the nearest public footpath is approximately 60 metres from the rear of the dwelling. The key planning issue was the potential impact on the character and appearance of the Conservation Area. Officers concluded that because the rear elevation is some distance from any public viewpoint, the panel would not be prominently visible. Its appearance was likened to a large rooflight.
The panel was judged acceptable because the rear elevation where it would be installed is not visible from public viewpoints, meaning the Conservation Area character would not be harmed. The environmental gain from renewable energy generation was weighed in favour of the proposal, and no adverse impact was found.
