Land Adjacent To, Ginger Hall Hotel, Ballamanagh Road, Sulby, Isle Of Man, IM7 2hb
This application sought permission to erect five detached dwellings with associated garages on land adjacent to the Ginger Hall Hotel on Ballamanagh Road, Sulby, in the parish of Lezayre. During the course of the application, amendments were submitted to change the position of some of the dwellings and alter the design of the garages. The application was refused on 2 June 2014. Two reasons were given: the layout was considered cramped and contrived, which would cause material harm to the character and appearance of the site and its surroundings; and visibility to the south west was found to be inadequate, meaning the development would not have a safe and convenient access, to the detriment of highway safety. The site has a substantial planning history, with nine previous applications recorded. The officer recommended refusal, and the decision aligned with that recommendation.
The application was refused on two grounds. First, the layout was considered cramped and contrived, causing material harm to the character and appearance of the site and its surroundings. Second, visibility to the south west was found to be inadequate, meaning the access would not be safe or convenient and would pose a risk to highway safety.
