PLANNING STATEMENT Applicant: Mr S Jones Address: Spring Bank, Baldrine Road, Baldrine, IM4 6EB Proposal: A new planning application to amend the existing planning approval, ref: 24/90898/B To convert the existing garage to a Living Room, and to extend the existing garage towards the front to create space for a Shower Room and a Utility Room. Description of the Existing House:
A period Manx stone cottage with white rendered walls and a grey slated roof, which has previously been extended by the additions of an attached garage, an extension to provide a kitchen and also a small conservatory.
Proposed Development:
To extend the existing garage towards the front, so that it is level with the front of the existing kitchen. This will provide much needed extra living space for a Living Room, Shower Room and a Utility Room.
Also, the extension will provide an entrance Lobby area, creating a storm porch for the kitchen and also linking the kitchen to the Living Room, Shower Room and Utility Room.
It is also proposed to widen the existing front gate to provide improved access to and from the driveway, as shown on the Proposed Block Site Plan. (already approved under the existing planning approval).
The proposed garage extension will come no nearer to the side boundary fence than 1.0m at the nearest point.
It is proposed to finish the extension with white rendered walls, and with grey Decra tiles to the roof, matching the existing kitchen roof.
