In pursuance of his powers under the above Act and Order, the Minister for Infrastructure, does hereby APPROVE planning application 12/00443/B by Langness Golf Course Ltd to Replace existing building with a new three storey clubhouse, including associated car parking, utilities and drainage at The Pro Shop and Clubhouse, Castletown Golf Links, Fort Island Road, Derbyhaven, IM9 1UA, subject to the following conditions:
- The development hereby permitted shall commence before the expiration of 4 years from the date of this notice.
- This approval relates to the replacement of the existing building with a new 3-storey clubhouse, including associated car parking, utilities and drainage as proposed in the submitted documents and drawings numbered 00 Rev 1 (Location Map - dated 20/3/12); A01 Rev 1 (Existing Plans & Elevations - dated 20/12/11); A04 Rev 0 (Proposed Elevations - dated 23/12/11); A05 Rev 0 (Proposed Plans & Section - dated 20/03/12); P02 Rev 2 (Proposed Site Plan & Parking - dated 10/10/12); P02 Rev 2 (Typical Site Sections - dated 10/10/12); P03 Rev 2 (Typical Car Park Detail - dated 21/5/12).
- Notwithstanding the details given on the approved drawings, details and samples of each of the proposed external finishes of the building shall be submitted to and approved in writing by the Planning Authority prior to any building operations commencing. The building shall be erected using external materials in accordance with the approved samples.
- The car parking spaces hereby approved which would be surfaced with Verge Reinforcement Blocks as shown on Drawings numbered P01 Rev 2 and P03 Rev 2 are to be seeded annually unless otherwise agreed by the Planning Authority. It is recommended that any seeding should be undertaken in consultation with the Department of Environment, Food and Agriculture which can advise of the most suitable types of grass to be used.
- Prior to the commencement of any of the works hereby approved, a scheme for landscaping and re-colonisation of the re-profiled slopes shall be submitted to and approved in writing by the Planning Authority. The scheme shall include measures to use the existing turf and soils removed at the start to re-vegetate the site where practicable and to retain the willows. It is recommended that any scheme should be prepared in consultation with the Department of Environment, Food and Agriculture. All planting, seeding and turfing comprised in the approved details of landscaping must be carried out in the first planting and seeding seasons. Any vegetation which within a period of 5 years from completion of the scheme dies, is removed or becomes seriously damaged must be replaced in the next planting season with other vegetation of a similar species.
