This application sought approval in principle for the relocation of a farm dwelling and associated farm buildings at Ballakilley Farm, Lambhill Road, Cranstal, in the parish of Bride on the Isle of Man. The Planning Committee approved the application on 7 August 2012, in line with the officer's recommendation. Approval in principle means the broad acceptability of the proposal was established at this stage, with detailed matters to be resolved later. The decision was subject to nine conditions.
The Planning Committee approved the application in August 2012. The officer also recommended approval. The decision allows the principle of relocating the farm dwelling and associated buildings at Ballakilley Farm to be established before detailed plans are submitted.
Condition 1
The application for approval of the reserved matters shall be made to the Planning Authority before the expiration of two years from the date of this permission.
Condition 2
The development to which this permission relates shall begin within 4 years of the date of this permission or within two years of the final approval of the reserved matters, whichever is the later.
Condition 3
Approval of the details of siting, design, external appearance of the building[s], internal layout, means of access, landscaping of the site (hereinafter called "the reserved matters") shall be obtained from the Planning Authority in writing before any development is commenced.
Condition 5
The application for the reserved matters must include a full detailed photographic record of all the existing buildings on the farm yard.
Condition 6
This permission relates to the principle of the creation of a new farm dwelling and associated buildings as shown generally in plan reference 02B received on 22nd June, 2012.
Condition 7
The existing farm buildings on the site, with the exception of the farmhouse, should be vacated and not used for agricultural purposes as soon as the new buildings are available for use and demolished within three months of the occupation and/or use of the new approved buildings. If the farmhouse is to be retained then the application for the reserved matters must demonstrate an appropriately sized residential curtilage for this building and all land outwith this used only for agricultural purposes.
Condition 8
The application for the reserved matters must include a landscaping scheme which indicates all existing hedges, which should be retained if practicable, and proposed mounding and planting to mitigate any visual impact from the Lambhill Road and the A10 Bride Road.
Condition 9
The buildings must be used only for agricultural purposes.
Condition 10
The dwelling may be occupied only by a person or persons engaged or last engaged solely in agriculture; or a widow or widower of such a person, or any resident dependants.
