Officer’s Report
INTRODUCTION The following application is to be assessed against the criteria set out in Part 3 - Minor Changes Applications of the Town and Country Planning (Development Procedure) Order 2019 specifically Articles 21, 22, 23 and 24.
BASIS OF APPLICATION
- 21(1) This is the only minor changes application that has been made in respect of any particular grant of planning approval.
- PASS - relates to 22/00635/B and no other MCH application shave been received for this application.
- 21(2)(a) The Minor Change Application relates to the grant of planning approval in respect of a building
- - PASS - relates to "Demolition of existing and erection of replacement 12 bedroomed respite care facility"
- 21(2)(b) The application specifies what minor changes are being sought
- - PASS - the application form states, "change of window, soffit and fascia material from PPC aluminium to uPVC with no change in colour, and change of gutter and rain water pipes from mill finished aluminium to anthracite uPVC."
- 21(2)(b) The application specifies why the applicant considers the minor changes to be of a minor nature
- PASS - This was requested from the agent to which they stated, "As previously discussed the application only relates to a change in material for the windows, rain water pipes and gutters. The colour and appearance of the items has not changed so there will be no visual change. Under normal circumstances these items would be covered under Permitted Development, however as the building has not been constructed yet Permitted Development does not apply.
