Applicant: The Fox Partnership Erection of multi-storey car park, retail units, 14 no. apartments, Lord Street Bus Station Site, Douglas I have examined the plans submitted with the above application in terms of the Housing (Plats) Regulations 1982. The maximum permissible occupancy of the flats as proposed will be:- Mezzanine level flats - 3 persons Maisonette flats - 6 persons. The proposed being generally in compliance with the provisions of the Housing (Plats) Regulations 1982, I recommend that no objection be raised subject to the following:- 1. Provision of adequate mechanical ventilation to the internally located bathrooms within the flats on the Mezzanine level. 2. Provision of suitable and sufficient means of clothes drying facilities for each flat. 3. Assurance that the refuse collection authority (Douglas Corporation) have the facilities to deal with refuse from a communal refuse shute. 4. Provision of adequate acoustic lining to the rear bedroom (bedroom 3) within each maisonette flat in order to avoid possible noise nuisance from the nearby car park and from the service and delivery area on the ground floor at the rear of the retail units.
