The Existing Property
A photograph of the exterior facade of a white two-story commercial building labeled 'WEST COAST FITNESS' with large windows and air conditioning units.
The existing property of West Coast Fitness, Peel is a multi-leisure fitness facility which was constructed in the early 2010’s.
The applicant wishes to extend and reorganize the existing arrangement by extending the property at the rear and side.
Previous Planning
The previous planning approval had a number of conditions (approval reference DA, 09/00721/B to which the proposed extension respects all.
The Proposal –
The proposal is to extend the facility to be able to reorganize and more efficiently use the space the extension will provide.
The ‘weights’ area is to be moved to the ground floor to minimise disturbance to the ‘gym hall’ users. The extension of the rear (south east) would be adequate to facilitate additional equipment for ‘weights’ and reduce the disruption to others. The plan of the proposed is staggered to provide appropriate access around the building to escape, should it be required, within the confines of the property boundary. By relocating the ‘gym hall’, this space will better serve the needs of the facility. The existing window design is to be replicated, on the ground floor. Picture below:
The south west elevation of the building is to be extended to move the displaced equipment from the ‘weights’ and ‘gym hall’ move and provide additional space to further facilitate new equipment. The extension’s roof is to be the same pitch with multiple rooflights, as the existing roof, to allow more natural light into the building and to in keep with the overall building design. Furthermore, the apex windows are to be installed on the rear (south east elevation) replicating the design as the existing, central windows on the top floor (Rig room), on the rear, east elevation. Pictured below:
Conclusion
A low-angle exterior photograph of a white commercial building featuring large windows and 'WEST COAST FITNESS' signage.
The proposal is to try and keep the existing, intended design and style of the building, while creating additional space through extending and reorganizing the facility, that is in keeping with the original conditions set.
Therefore, it is hoped the planning assessment concurs with this and is in support of the proposal.
