PLANNING STATEMENT Applicant: Ian Kelly Address: Fields 321756, 321755, 321758, adjacent to A26, The Braaid, Marown Details of Application: To widen an existing entrance leading to an existing farm lane, to improve visibility and safety.
1. A site meeting has been held with Mr Adam Dunlop of the Highways Department, om the 25th of August 2022, and the details of the proposed works to widen the entrance to 6m and to remove a tree to improve visibility and safety were agreed.
2. A meeting with Mr Paul Visigah of the Planning Department was held on Friday the 9th of September and the details of the proposed works to improve visibility and safety to the entrance were also discussed and agreed.
3. The entrance to the farm lane leading to fields owned by the applicant is proposed to be widened to 6m in order to improve visibility for vehicles leaving the site.
4. A small tree in the hedge to the south of the existing entrance is to be removed so that no obstacle higher than 1.1m can obscure the visibility splay for vehicles exiting the farm lane.
5. It is proposed to provide concrete hard standing for the first 6m of the farm lane, measured from the highway, so that a firm surface is provided and no mud or debris can be carried onto the public highway.
6. A land drain is also proposed to be installed, leading from the farm lane entrance to an existing culvert, which leads to a watercourse, so that no runoff water from the lane can enter onto the public highway.
