"Ballakilley Farmhouse", Ballakilley Farm, Bride, IM7 4AT
The Site:
"Ballakilley Farm" is located in Bride village on the A10 Coast Road, approx 140m south of the village centre. Ballakilley farm consists of a farmhouse with farm sheds (edged red on the site plan) and approx 80 acres of agricultural farmland (edged blue on the site plan).
Planning History:
There have been a number of planning applications relating to extensions of existing farm barns, some of which have not been carried out, but no applications relating to the farm house are known.
The Proposal:
It is proposed to replace the existing farmhouse with a bungalow with storage space in the attic. The new dwelling will be an eco build with a SAP rating of 97% using the latest energy saving materials. The siting of the new farmhouse will be in close proximity to the site of the existing farmhouse, slightly oriented more to the North East, and at least 7.5m from the roadside farm sheds to give a wider access for farm vehicles. The ground floor level of the new building will be on the same level as the existing, and the ground floor to ridge height will be 6.12m. Finishes will be natural slate to the roof, naturally laid stonework to the porch and painted smooth sand cement render to the walls. Windows and doors will be upvc.
Reason for Replacement:
Due to ongoing problems with the structure and settlement of the existing farmhouse, a full structural survey was carried out by Curtins, a copy of which is included in this application. Summing up, it was found financially not viable to make good the defects, and that a replacement farmhouse should be considered.
