Permission was granted at 1 Mourne View, Peel, Isle of Man, to extend and convert the existing integral garage into a self-contained annex for use in association with the main dwelling and for additional tourist accommodation. A new detached garage was also approved to replace the one being converted. The property is a modern bungalow, the first in a cul-de-sac of ten, situated on the northern edge of Peel within the settlement envelope and with views over the sea. During the application process, the roof design of the proposed detached garage was amended to a fully hipped form in order to reduce its prominence. The key planning consideration was the impact on neighbouring amenity. Four conditions were attached to the permission.
The Director of Planning and Building Control approved the application on 25 January 2023. The proposal was considered acceptable in terms of neighbour amenity, and the design was amended during the process to a fully hipped roof to reduce the prominence of the new garage building.

Condition 1
The development hereby approved shall be begun before the expiration of four years from the date of this decision notice.
Condition 2
All external facing and roofing materials to be used shall match those of the existing building in respect of the new garage and alterations to the existing house/garage.
Condition 3
The garage hereby approved shall at all times be made available for the parking of private motor vehicles(s) and shall be retained available for such use.
Condition 4
The annex conversion hereby approved in the main house shall not be occupied at any time other than for purposes ancillary to the residential use of the dwelling at 1 Mourne View and shall not be occupied as an independent or separate dwelling unit.
