PLANNING STATEMENT Address: Saint Joseph’s Nursery and Preschool, St Joseph’s Church, Snaefell Road, Douglas, IM2 6LX Site Description: The grounds of St Joseph’s Church, which are currently mainly a lawned area with a large mature tree. Proposed Works: The construction of a single storey building with a flat roof, to be used as additional accommodation for the Nursery and Preschool which is already established in the church hall on the site. Description of the Proposed Building: A single storey building with external fibre cement weatherboard in a pale colour, with a flat roof. The new building will be adjacent to the church hall where the nursery and preschool is already operating and it will be reached by a short footpath and a set of steps which are necessary due to the varying site levels. The proposed building will include an entrance lobby with coat hanging area for children’s clothes, an office, toilets for children and staff and a hall to be used for the preschool and nursery with a small kitchenette area.
From the main hall there will be French doors leading to an external decking area which will be used for outside activities for the children in fine weather, benefitting from shelter provided by the existing mature tree which will be retained.
Note: If preferred, a pitched roof could be used and external render could replace the proposed weatherboard. Please also see the attached photos of nearby houses that have been rendered as part of recent renovation works. (So rendered elevations would be in keeping with the surrounding properties). Pedestrian Access:
The access for pedestrians to the proposed building will be via the existing gates on Fenella Avenue.
Parking:
There is room for parking for parents to drop off their children on Fenella Avenue, however the majority of children will arrive on foot and arrival times will be staggered, please refer to the attached Traffic Management Plan.
