In the instance of the submitted site plan showing the drainage channel submitted on 23rd September 2025 and the email dated 14th October 2025 which provides photos of the proposed drainage channel and additional details of the materials to be used, are deemed sufficient to achieve the desired outcome and would be considered satisfactory for planning condition 2 of application 24/91101/B, under the understanding that the development shall not be carried out unless in accordance with the approved details. ## Plans/Drawings/Information; This decision is based on the submitted drawing dated 23rd September 2025 and an email dated 14th October 2025.
1.0 Description - 1.1 The proposed application 24/91101/B was approved on 28/10/24 for the Creation of a driveway and vehicular access subject to 2 conditions, one of which required submission of additional information prior to the commencement of works. - 1.2 This report is specific to Condition 2 which the applicants are seeking to satisfy. - 1.3 Specific wording of the condition as follows: Condition 2 - Prior to the commencement of the development hereby approved, the drainage details at site entrance, and details for drainage management and surfacing for the driveway shall be submitted to and approved in writing by the Department. The surfacing of the driveway must be of consolidated and bound material. The development shall not take place other than in accordance with the agreed details and shall be permanently retained thereafter in accordance with the approved scheme. Reason: In the interests of highway safety.
2.0 Proposal - 2.1 The applicant's agent has submitted the following; - 2.2 For Condition 3, a plan was provided, of which additional information was requested. An email dated 14th October 2025 was provided which stated the exact materials of the driveway and details of the drains to be used.
3.0 Consultation - 3.1 DOI Highway Drainage were consulted for advice on the satisfaction of condition. Upon their initial consultation on the 13th October 2025, they requested additional information which was received on the 14th October 2025, of which DOI Highway Drainages last comments dated 22nd October 2025 confirmed they are accepting of the proposed drainage channel and driveway surface and that the information satisfies the condition.
4.0 Recommendation - 4.1 In the instance of the submitted site plan showing the drainage channel submitted on 23rd September 2025 and the email dated 14th October 2025 which provides photos of the proposed drainage channel and additional details of the materials to be used, are deemed sufficient to achieve the desired outcome and would be considered satisfactory for planning condition 2 of application 24/91101/B, under the understanding that the development shall not be carried out unless in accordance with the approved details.
I can confirm that this decision has been made by a Principal Planner in accordance with the authority afforded to that Officer by the appropriate DEFA Delegation and that in making this decision the Officer has agreed the recommendation in relation to who should be afforded Interested Person Status.
