PROJECT: Single Storey Extension to Create Garden Room & Formation of New Windows to Dining Room
LOCATION: Fildraw, Fildraw Road IM9 3EH
1.0 Site And Environs
'Phildraw' is a large detached property with its own grounds in a very private setting off Fildraw Road. The topography of the site is gently sloping down to a stream on the eastern boundary. Fildraw Road is a picturesque country road with many exclusive one-off character homes. The property is very much in the countryside but is also convenient for the airport, schools and it is only a short drive to Douglas.
2.0 Property Description
'Fildraw' is a large five bedroomed detached country property in the style of a farmstead set in grounds of approximately 11 acres. It is part old original and part new build and has a mixture of stone faced and painted render walls with timber windows and a dark tiled roof.
The site of the proposed extension is currently an East facing patio/courtyard area that is seldom used as it has been constructed poorly and is in shade from about mid-morning onwards. It is a great shame that this side of the house is little used as it has superb panoramic views but no facilities for them to be enjoyed, as the projecting wing walls of the courtyard mean the views are not available from inside the building.
The house has great facilities but suffers from some poor internal ergonomics as it has a very linear layout meaning that you have to walk through one room to progress to the next.
3.0 Description Of Proposed Project
3.1 Garden Room Extension
Single storey, flat roofed extension to create garden/breakfast room. Steel structural frame will enable an uninterrupted clear span room to be created. Dwarf walls below windows to be faced internally and externally with natural stone. Large panoramic windows forming a curve to enable the views to be fully enjoyed. The roof will incorporate a double glazed lantern rooflight to provide large amounts of natural light flooding into the space below. External doors will make access into the garden much more convenient. Windows and doors to the extension to be solid oak. High standards of workmanship will be employed throughout.
It is the intention to create a more intimate formal garden area adjacent to the new room, thereby significantly increasing the amenity value of the garden, which has not yet been able to be developed and appreciated fully.
As part of the scheme a Hawthorn tree will have to be removed. The owners have already planted many new trees on the site and the loss of this single tree will have been more than compensated for by this programme of planting.
Windows to dining room
The dining room is a very dark room. It is proposed to open up two windows on the west elevation; this would significantly improve the light entering this room whilst not detracting from the building aesthetics.
Summary
This property benefits from very good facilities in a superb setting but suffers some poor ergonomics regarding internal layout and circulation.
The proposed extension will sit as a new central hub of the house thus enabling the views to be fully appreciated and be a convenient portal to enjoy and develop the great potential that the garden has to offer. It would transform this area from a seldom-used shady patio into the convivial heart of the home.
