This design and access statement has been prepared in support of a planning application for the construction of a detached triple garage at Stoneleigh, Glen Road Ballaugh, it will be used as a domestic garage, and provide additional much needed storage.

Site Description
The proposed garage will be located adjacent to the existing bungalow – Stoneleigh, that sits in Apx 1acre of land.
Description of Proposed Development
The proposal is for the construction of a detached triple garage, with storage area. The location for the garage has been selected after careful consideration. It was chosen as it was considered to have the least impact on the surrounding area and will lend itself to tie in with the exiting footprint of the property.

The requirement for an additional garage is come about since we (the owners) semi-retired, we’ve slowly attained a collection of modern and classic cars, these have been purchased for private use and the older vehicles as investments, due to their condition, rarity and potential uplift in value, they need to be suitably garaged, furthermore, we’re finding that it is becoming a mandatory requirement of our insurance companies for all of our cars to be kept safely and securely in a garage at the insurance address.
The existing attached double garage is currently used to store two of our seven cars, it also houses a boiler, toilet, bicycles, and food for our pets and poultry, as well as shelving to store all the paraphernalia, that you’d usually find in a loft. The remaining vehicles are parked on the driveway and adjacent to the property.
The existing screening provided by the hedging, fencing and trees will reduce any perceived visual impact.
Trees and Landscaping
Core Strategy Policy states that all new development must respect, and where appropriate, enhance the character and distinctiveness of the local landscape. Further supplementary planting and landscaping will be undertaken should it be required.
Conclusion
The design represents a carefully conceived approach to the surrounding area and environment and is appropriate and proportionate for the site. It is respectfully requested that full support is given to the proposed development and that planning permission is granted.
