Department Of Local Government And The Environment ### Memorandum To: Jennifer Chance From: Chris Balmer Subject: Condition Date: 03/04/12 --- RE:- Erection of a detached garage(retrospective) (Amendment to PA 04/01353/B) - 11/00539/B and Erection of a replacement dwelling (retrospective) (Amendments to PA 09/01978/B & PA 04/01353/B) - 11/00542/B - Sarah's Cottage, Cornaa, Ramsey The following condition was attached to the approvals:- #### Condition 3 "Within one month of the decision notice full details of both hard and soft landscaping works are required to be submitted to and approved in writing by the Planning Authority and these works shall be carried out as approved. Details of the soft landscaping should include, but not be limited to, details of planting along the eastern boundary, albeit set back from the visibility splays. Details of the hard landscaping works include footpaths and hard surfacing materials. Any trees or shrub which within 5 years from the completion of the development dies, is removed or becomes seriously damaged or diseased shall be replaced in the next planting season with another of similar size and species unless the Planning Authority gives written consent to any variation." Further information includes details of various types of tree and shrub planting along the eastern and southern boundaries, as well as additional tree planting within the field to the north to help reduce the appearance of the whole site from the public highway. Details also include the boundary wall, gate piers and finish of the driveway, patio and paths all of which is appropriate for the site and the area. It is considered the submitted information is acceptable and it is therefore recommended that the condition be discharged.
