The proposal involved several works to a single-storey detached dwelling in a cul-de-sac, including converting the attached double garage into a kitchen with retained storage, replacing an existing patio with decking, adding a further decked area on the south elevation, and installing two new sets of patio doors. Most of the works were either internal alterations or fell within permitted development rights and did not require formal consent. The only element requiring a planning decision was the two sets of patio doors, as their size exceeded what is permitted under the permitted development order. The officer assessed whether the larger glazed doors would cause overlooking or privacy problems for neighbouring properties. Both sets of doors replace existing windows and doors on the same elevations, and while they introduce slightly more glazing, the ground-floor position of the works and existing boundary treatments were considered sufficient to limit inter-visibility. No adverse privacy impacts beyond the existing situation were identified, and the application was permitted under delegated authority.
The patio doors replace existing openings and, despite being slightly larger, were not considered to cause significant overlooking or privacy harm given their ground-floor position and the existing boundary treatments. The proposal accords with General Policy 2 of the Isle of Man Strategic Plan 2016 and the Residential Design Guidance 2021.
