Planning Statement for Discharge of Planning Conditions Applicants: Mr E Watterson and Mr P Johnson Address: Plots 1 and 2, 35, Scarlett Road, Castletown, IM9 1NS Please also refer to Proposed Block Site Plan at 1:250 scale for illustration of the details:
- a) The surface treatment of any roadways and other parts of the site which will not be covered by buildings: Grey Tegula Block Paving to front driveways and rear patio areas and paths at the sides of both properties. (shown as hatched areas on the Proposed Block Site Plan 1:250 scale)
- b) All external materials to be used in the development: Fibre Cement Weatherboards in Grey both properties. (To the first floor level external walls and to the gables and dormer walls). White painted render finish to ground floor level external walls of both properties. The Fascias / Soffits / Gutters and Downpipes all White both properties. Flat Grey / Black cement roof tiles (420mm X 330mm) both properties.
- c) Boundary details between the plots and neighbours: Right side of Plot 1: Existing boundary garden wall 1m high.
Rear Garden walls of both plots 1 and 2: Existing boundary garden wall 500mm high.
Left side of Plot 2: Existing boundary garden wall 1m high (rear garden boundary), 0.6m high garden boundary wall (front garden boundary).
Between Plots 1 and 2: Side boundary between houses: At front of houses: no boundary fence. At rear of houses: side boundary fence 1.8m high, close vertical boarded timber fence with concrete posts. Gates to boundary between plots 1 and 2: these will be set back 1m from the front of the house on plot 1.
- d) Visibility Splays: please refer to Proposed Block Site Plan at 1:500 scale: 43m visibility shown in each direction.
- e) Integrated measures to support biodiversity: 2 x bird roosting boxes will be situated in each property.
Lawn areas will be laid to the rear of each property as shown on the block site plans.
Evergreen shrubs/box hedges will be planted to the rear and side boundaries of each plot, as shown on the proposed block site plans.
- f) Vehicle Access and Parking Areas: As shown on the Proposed Block Site Plans, the whole frontal area of each property will be fully block paved to provide ample parking space, in addition each property features an integral single garage. This, together with the excellent visibility splays in each direction from each plot will ensure that cars can safely enter and exit the plots with ample parking space.
- g) Surface Water Drainage: Box-type Drainage channels will be fitted to the front curtilages of each plot, ensuring that no run-off water can be transmitted onto the public pathway or road. The block paving areas will be laid so that natural drainage into the ground will occur of any rainwater that falls onto the plots.
Rainwater from the roofs will be discharged either to the public rainwater sewer, or if this is not possible, to soakaways.
