The Site
The site represents the curtilage of an existing detached dormer bungalow situated on the south western edge of the residential estate which stretches from the By pass (A5) to Arbory Road. The application property faces south west onto Arbory Road and backs onto Raad ny Gabbil and has a projecting single storey annex facing Arbory Road, which accommodates a lounge.
Planning Status
The site lies within an area designated on the extant Castletown Local Plan of 1991 and the draft Area Plan of 2001 as Residential.

- This permission relates to the alterations and extensions shown in drawings 1382-01 and -02 both received on 12th May, 2008.
This last application proposed a projecting annex to match the existing on the Arbory Road side of the property.
The Proposal
Now proposed is the extension of the dormer across a further 2.5m of the rear roof pitch and in the same materials and form as the existing. the internal layout shown reduces the number of bedrooms by one and introduces another bathroom facility.
Representations
Department of Transport Highways and Traffic Division indicate that they do not oppose the application.
Assessment
The proposed extension of the dormer will not significantly affect the appearance of the property and will not adversely affect it. As such the proposal is considered to comply with the provisions of General Policy 2 of the Strategic Plan.
Party Status
The Department of Transport and the local authority are, by virtue of the Town and Country Planning (Development Procedure) Order 2005, paragraph 6 (5) (c) and (d), considered "interested persons" and as such should be afforded party status.
