12 February 2009 · Delegated
Kirby Farm, Vicarage Road, Braddan, Douglas, Isle Of Man, IM4 4la
Permission was granted for the erection of a block of five industrial starter units on land at Kirby Farm, Vicarage Road, Braddan, Isle of Man. The site had previously been approved for agricultural use and later for light industrial use, establishing a clear planning context for the proposed development. The officer's assessment focused on three main issues: whether the principle of further industrial development was acceptable, whether the existing highway access was suitable, and whether the new units would harm the amenity of nearby residents. The site had also recently undergone significant earthworks, particularly along its western boundary. The application was approved under delegated authority on 12 February 2009, subject to six conditions, with the officer recommending approval.
The application was permitted on 12 February 2009 by the Acting Senior Planning Officer under delegated authority. The key issues considered were the principle of development on a site already in light industrial use, highway access via the existing Vicarage Road junction, and the potential impact on nearby residential amenity.
