The application sought permission to extend a two-storey detached house on the northern side of the Cronk Grianagh estate. The two-storey side extension measures 2.92 metres wide, 8.5 metres deep, and 8.1 metres to the ridge; the single-storey rear extension is 7.9 metres wide, 3.1 metres deep, with a mono-pitched roof of 3.6 metres. The two main planning issues were the impact on neighbouring properties at numbers 63 and 64 Cronk Grianagh, and the adequacy of off-street parking. On the first issue, the applicant's dwelling sits at a lower floor level than the neighbouring properties, which reduces the perceived impact. The extension would reduce the gap to number 63 from 11.5 metres to 9.2 metres, and to number 64 from 13 metres to 9.4 metres — a minimum separation of around 9 metres was considered sufficient to avoid significant loss of light, overbearing impact, or overlooking. On parking, the applicant amended the plans to provide a more suitable off-road space, with the second space required to be at least 5 metres at its narrowest point.
The proposal was approved because the remaining separation distances of at least 9 metres to the nearest neighbouring rear elevations were judged sufficient to avoid significant harm to residential amenity through loss of light, overbearing impact, or overlooking. The initial parking concern was resolved when the applicant amended the plans to provide an adequately sized second off-street parking space.
