THE APPLICATION SITE AND PROPOSED DEVELOPMENT The application site comprises the residential curtilage of a detached dwelling that is located in Jurby. The proposed development comprises the erection of an extension onto the existing utility room. PLANNING HISTORY
Whilst the application site has been the subject of a number of previous planning applications it is considered that none of these are specifically material to the assessment of this current planning application.
REPRESENTATIONS The Department of Transport Highways Division do not oppose the planning application. PLANNING POLICY
The application is not designated for any site specific purpose under the 1982 Development Plan Order, with the application effectively representing the curtilage of an existing dwelling within the countryside.
In terms of strategic plan policy, the Isle of Man Strategic Plan 2007 contains one policy that is considered specifically material to the assessment of this current planning application. Housing Policy 15 states:
"The extension or alteration of existing traditionally styled properties in the countryside will normally only be approved where these respect the proportion, form and appearance of the existing property. Only exceptionally will permission be granted for extensions which measure more than 50% of the existing building in terms of floor space (measured externally)."
ASSESSMENT

The planning application seeks approval for the erection of an extension onto the existing utility room. The level of extension is modest and in keeping with the character of the existing dwelling. The proposal is considered to be unobjectionable.
It is recommended that the planning application be approved.

C 2. This approval relates to drawing no. 015/PL01 date stamped the 31st October 2008.
C 3. The external finishes of the extension must match those of the existing building in all respects.
