The Site
The site represents the curtilage of 3 Mines Road, Foxdale, a semi-detached property on the northern side of the road close to the junction with the Main Road.
Planning Status
The application site is identified by the Foxdale Local Plan as being within an area of Predominantly Residential use. The site is not within a Conservation area.
Planning History
85/01295/B sought approval for alterations and the erection of extensions to an existing garage. This was approved.
89/01326/B sought approval for the demolition of a detached garage and the erection of an extension with garage. This was approved.
Proposal
This application seeks planning approval for the installation of replacement doors and windows to the property. The existing windows are timber casement windows, most of which have a 70:30 horizontal split. The proposed windows would be PVC casements with a 50:50 split. The front door would be dark blue PVC.
Representations
Patrick Parish Commissioners have made no comment on this application. The Department of Transport Highways Division has not commented on this application. There have been no privately written representations in relation to this application.
Assessment
The main issues to be considered in the assessment of this application are whether the proposed doors and windows are appropriate for the property and whether they would enhance the surrounding area.
The existing windows are not original to the property and are in a poor state of repair. It would not be desirable to retain the existing windows and as such their replacement is considered acceptable. The proposed windows, whilst not re-establishing the original method of opening, would result in an improvement to the property as they would have a 50:50 horizontal split and would represent investment in the fabric of the property. The proposed front door is more visually appropriate to the building.
It is concluded that the proposal is acceptable and would enhance both the property and the surrounding area.
