Reason(S) For Refusal:
- By reason of the size and position of the proposed development, the development would force pedestrians onto the road as the footpath would be obstructed and would result in an unsafe and inconvenient access for all highway users. As such, it is considered that the proposed development fails to satisfactorily accord with the provisions of General Policy 2 of Isle of Man Strategic Plan 2007.
This decision was made by the Acting Senior Planning Officer in accordance with the authority delegated to him under Article 3(13) of the Town and Country (Development Procedure) Order 2005.

Whichever is the later. Any appeal against this decision must be in writing and must be received by this Department within 21 days of the date of this notice.
