The site represents the curtilage of an existing detached dwelling which is situated on the northern side of Bradda west Road which lies to the west of Bradda Road at the top of The Promenade. The property is one of a number of detached properties in this cul de sac and it has an asymmetrical roof whose longest slope is at the rear and the shorter pitch slope before a front balcony at first floor level.
The site lies within an area designated as Residential on the Port Erin Local Plan.
There have been no planning applications submitted in respect of this property.
Proposed is the erection of a single garage alongside the existing house, to the east, with the provision of a pitched roof which ties into the main dwelling. The garage will be built almost up to the boundary with High Ridge to the east.
Port Erin Commissioners and Department of Transport Highways and Traffic Division indicate that they have no objection to the application.
ASSESSMENT High Ridge has a number of windows in its western elevation although there should not be affected by the proposed extension which will come close to the boundary but which will not have any windows of its own and is single storey. A note should be attached to inform the applicant that the permission does not entitle them to undertake work on, over or under land which is not within their ownership or control.
PARTY STATUS The Department of Transport and the local authority are, by virtue of the Town and Country Planning (Development Procedure) Order 2005, paragraph 6 (5) (c) and (d), considered "interested persons" and as such should be afforded party status.
