The proposed conservatory is set to the rear of the property and will not adversely affect the visual amenities of the locality.
In respect of the impact on No.28 Clybane Road, the application site is set to the east of the neighbouring property. The application site is set a significant at a lower level than the neighbouring property. No. 28 Clybane Road already has a conservatory. The proposal will not impact on adversely affect the residential environment of No.28 Clybane Road in terms of overshadowing and loss of light.
In respect of the impact on No.24 Clybane Road, the application site is set to the west of the neighbouring property. The conservatory will be set 6 away from the boundary. The proposal will not result in any significant harm in terms of overlooking.
I therefore recommend that planning permission be granted subject to conditions.
