The Application Site
The site represents the residential curtilage of the land adjacent to Mill Cottage, Glen Auldyn, Ramsey, which is a modern two storey detached property, located on the eastern side of Glen Auldyn Road.
Planning Policy
The application site is within an area recognised as being an area of 'existing low density housing in parkland', under the Isle of Man Development Plan Order 1982. The site is not within a Conservation Area; but the property is a Registered Building (Nr 168).

Proposal
The application seeks approval for the construction of a meter cupboard (Registered Building no 168 in association with 08/01193CON).

The Authority has received no privately written representations objecting to the application.
Conservation Officer'S Assessment
As the property is a Registered Building (RB 168) the content of this application has been considered with particular regard to POLICY RB/5 ALTERATIONS AND EXTENSIONS as set out within Planning Policy Statement 1/01.
That proposed is the construction of a painted timber metre cupboard for the electrical supply to the estate. In consultation with the applicant, the metre cupboard has been so designed and located as to appear to be part of the paraphernalia associated with the garden works found elsewhere in the estate. For these reasons, that proposed is acceptable.
Assessment / Recommendation
The proposal is a very minor proposal, which would be small in size and finished in timber painted dark green to match the gates and dwelling. It is not considered the proposal would have any adverse impact upon the visual appearance of the street scene or upon the Registered Building. Accordingly, the application is recommended for an approval.

The development hereby permitted shall commence before the expiration of four years from the date of this notice.
C 2. This approval relates to the meter cupboard as proposed in the submitted documents and drawings SM 08/163/1 and SM 08/163/2 all received on 19th June 2008.
