Site
The site represents the residential curtilage of the dwelling to the rear of Garey Veg, Mount Rule Road, Strang. Douglas, which is a two storey detached property located on the western side of Mount Rule Road.
Land Use Zoning
The site has been zoned under the Braddan Local Plan as being a “predominately residential”, the site is not within a Conservation Area, nor is the site within an area zoned as High Landscape Value or Costal Value and Scenic Significance.
Planning History
There are no pervious planning applications which are considered relevant in the assessment and determination of this application.
Proposal
The application seeks approval for the erection of balcony and installation of French doors to rear elevation.
Representations Braddan Parish Commissioners:- No objection The Authority has received no privately written representations objecting to the application. Assessment / recommendation The proposal is a minor alterations to the existing dwelling, initial concern that the proposal could result in overlooking over the neighbouring property ( 16 Jubilee Terrace), however, after studying the plans and visiting the site, it is considered due to the distance the balcony would be from the neighbouring property, the orientation of the applicants dwelling compared to the neighbouring property Nr16 and due to the siting of the balcony, the proposal would have no adverse impact upon the neighbouring residential amenities nor upon the visual appearance of the dwelling or street scene. For these reasons the proposal would be appropriate in this location. Accordingly, it is recommendation the application for an approval.
