The site represents the holding of Grenaby Farm which is situated on both sides of Grenaby Road which runs north from the A3 Foxdale Road at Silverdale to Grenaby Bridge. The site represents a number of parcels of land, the principal one which contains the buildings is located on the western side of the B41 and accommodates the farm house - a large imposing dwelling which is in the process of renovation and extension, a range of stone barns which have permission for ancillary or tourist accommodation and more modern farm sheds.
The site lies within an area designated on the Isle of Man Planning Scheme (Development Plan) Order 1982 as "white land", that is, not designated for development. The land on the eastern side of the road is identified as of an Area of High Landscape or Coastal Value and Scenic Significance.

Proposed is the relocation of the existing barn from a position directly in front of the tourist/ancillary accommodation to a position to the south of the existing barn to the west of the existing barn to be relocated. The existing barn will be extended by 9m to the south, and by a small section 5m long linking it to the barn to the north. The barn is rendered blockwork up to 2m with Yorkshire boarding to eaves and fibre cement sheeted roof.
REPRESENTATIONS
Malew Parish Commissioners indicate that they have no objection to the application
Manx Electricity Authority recommend consultation regarding existing electricity supplies on the site. This concerns working practices around the proposed building which should be addressed by the applicant outwith the planning process and as such this should not be referred to in the planning decision notice.
The proposed relocation of the building will result in a much better environment and outlook for those in the tourist/ancillary accommodation with little visual change as viewed from the public highway as there is vegetation between the road and the buildings which mitigate the impact of the structures on the site.
The Department of Transport and the local authority are, by virtue of the Town and Country Planning (Development Procedure) Order 2005, paragraph 6 (5) (c) and (d), considered "interested persons" and as such should be afforded party status.
The Manx Electricity Authority raise issues regarding working practices around existing supplies, which are not material planning considerations and as such the MEA should not be afforded party status in this instance.

The development hereby permitted shall commence before the expiration of four years from the date of this notice.
This permission relates to the relocation and extension of the existing agricultural building as shown in drawings IF-1 and -2 both received on 25th June, 2008.
The building must only be used for agricultural purposes.
