Reason(S) For Refusal:
The potential traffic generation from three additional dwellings on the substandard private access would have an unacceptable adverse effect on the safety of users of the access and Cooil Avenue and as such would fail to comply with Transport Policy 4 of the adopted Isle of Man Strategic Plan 2007.
The use of the proposed access from Cooil Avenue would have a detrimental impact upon the residential amenity of the adjacent properties "Cooil Shellagh" and "Melmegsuelyn", contravening part (g) of General Policy 2 of the adopted Isle of Man Strategic Plan 2007.
This decision was made by the Director of Planning and Building Control in accordance with the authority delegated to him under Article 3(13) of the Town and Country (Development Procedure) Order 2005.
