Site
The application site forms the residential curtilage of Shell Cottage, Main Road, Sulby, which is a two storey detached property located on the southern side of the Main Road and west of the Sulby Bridge.
Land Use Zoing / Planning Policy
The application site is within the area covered by the Sulby Local Plan Order 1998. Under this the application site is within an area recognised as being in an area of 'predominately residential', the site is not within an area of High Landscape Value or Costal Value and Scenic Significance.
Planning History
There are no previous planning applications which are considered relevant in the assessment and determination of this application.
Proposal
The application seeks approval for the alterations to vehicular access and front and rear porch.
Representations
Highway Division:- No objection
The Authority has received no privately written representations objecting to the application.
Assessment / Recommendation
The proposed two porches are minor alterations which will have no adverse impact upon the residential amenities of the neighbouring properties. Additionally the proposals would be beneficial to the visual appearance of the existing dwelling and/or street scene.
The alterations to the existing vehicular access will improve the visibility splays for vehicles exiting the site onto the public highway, and therefore will improve highway safety to this area of the highway.
For these reasons the proposals would seem appropriate in these locations and therefore my recommendation is for an approval.

C 1.
The development hereby permitted shall commence before the expiration of four years from the date of this notice.
C 2.
This approval relates to the porches and access alterations as proposed in the submitted documents and drawing 08 0374/1 all received on 8th May 2008.
C 3.
The external finishes of the extension must match those of the existing building in all respects.
